So how do you go about finding something to purchase? Some sellers will try to sell their property by themselves, thinking they want to save themselves the real estate broker's commission fee. Usually, they will sell at a lower price than if they used a real estate agent. But will YOU, the buyer, get the information and advice you need to make an informed decision? Or will you make a quick purchase based on your emotional reactions, only to discover problems after the transaction is finalized?
Maybe you can see why a few owners would rather sell their property quietly on their own, but what about you? Even if a property is for sale by owner, it doesn't mean you have to purchase without representation and someone with knowledge who knows what to look for (and look out for). Check with an agent and see if they will represent you for a percentage of the purchase price, which will be paid by you rather than the seller. Only you can decide if your purchase is important enough to have an agent on your side, but you should definitely give it some serious thought.
A real estate agent will help you ask the right questions and guide you to information about the property and structures. Is the property in a flood zone? Are there pests and termites chewing on the structure, or sub-teranian termites you can't even see? Is mold hiding above that water stain in the ceiling? Will you have legitimate access to the property? Does the garage sit on the property or is it over the line and partly in the neighbor's yard? Was a permit pulled for that 12' x 20' addition? The neighbors have water, why don't you? The property is being sold "as is" -- what the heck does that mean? Be smart -- get help if you need it to avoid a costly mistake.
If you have property you want or need to sell, where do you start? It depends on many things. Ask yourself these questions: Do you want an appraisal or only a CMA (comparative market analysis) to see what your property is worth in today's market? Property is only worth what someone is willing to pay for it, not what you owe on it and not what you wish someone would pay for it. Do you have "stuff" all over the house and yard, or is it ready to show to prospective buyers at this time? Are there any liens against the property or overdue taxes you need to take care of, or do you have free and clear title? Do you need to purchase replacement property in order to have a place to live? Will a buyer need to pay cash or can they get a conventional or FHA loan? Do you want to, or can you, carry a loan in order to have monthly income? Do you have a prepayment penalty requiring you to pay your lender if you sold your property too soon? Do you need to consult with a tax or financial advisor to see if it is advantageous or even feasible to sell your property at this time?
