I would estimate that no more than 5% of the MLS listings in the Kern River Valley at any one time are for commercial property and/or businesses. But if you are interested in starting a business or taking over an existing business, I can help you find what you need if it is on the market. Sometimes people come to our area with the idea of opening a craft co-op, sporting goods store, or pizza parlor. They don't want to pay for information or do the research required to find out if such a business is needed, will be patronized, or is in a location that will help insure its success. Unfortunately, the business is usually closed within a year and the owner is disappointed and with a much lighter wallet.

I suggest you move to the area and live here, or at least weekend here on a regular basis for a while. Get to know the area and the people before spending, and possibly throwing away, your hard earned money. There are many reasons, often out of your control, that a business might fail, such as unexpected shipping costs to this out-of-the-way area, low tourist trade, road closures, weather conditions, and more. Do your homework, talk to other business owners, and be informed.
